What F.R.A.N.K.™ is

F.R.A.N.K.™ is a real estate data and software platform operated by Frank App LLC, a Florida limited liability company, 3050 Biscayne Blvd, Suite 601, Miami, FL 33137. Our services provide access to property information, market data, search and analysis tools, and workflow features for organizing real estate opportunities.

F.R.A.N.K.™ is not a lender, loan broker, or loan servicer. We do not originate, fund, arrange, or service loans, and we do not provide mortgage consulting, credit repair, or investment advice. If you request financing through the platform, we may introduce you to independent, licensed lending firms. These introductions are provided free of charge, are never a paid feature of any plan, and all credit decisions are made solely by the lending firm under its own terms and applicable law.

FRANK may receive compensation from a partnered lending firm when a referred deal successfully closes. This compensation is paid by the lending firm, not by you, and does not affect the rate or terms you are offered. Where we advertise a membership credit tied to a closed deal, the credit is applied to your FRANK subscription only — it is not cash, a loan rebate, or a discount on financing.

Using F.R.A.N.K.™

You agree to use F.R.A.N.K.™ in compliance with applicable laws, refrain from unauthorized access, and maintain the confidentiality of your account credentials.

Subscriptions and billing

Paid subscription plans purchase access to real estate data and software features only. Plan tiers and current pricing are described on our pricing page. Subscriptions and billing are managed through Chargebee, our subscription management provider, with card payments processed by a PCI-compliant payment gateway; we do not store your full card details.

Paid plans bill in advance on a recurring basis and renew automatically unless canceled. You may cancel at any time from your account settings or by contacting us; cancellation takes effect at the end of the current billing period, and you retain access until then. Except where required by law, fees already paid are non-refundable. Any changes to pricing or features will be communicated in advance where required by law.

Data disclaimer

Property data, valuations, comparables, ownership information, and related content are provided for informational purposes only, are sourced from public records and licensed third-party data providers, and may contain errors or be incomplete. They do not constitute an appraisal, investment advice, legal advice, or a guarantee of any property characteristic or value. You are responsible for independently verifying information before relying on it.

Limitation of liability

F.R.A.N.K.™ is provided “as is.” To the extent permitted by law, we disclaim warranties and limit liability for indirect or consequential damages arising from use of the services.
